AC maintenance
Air Conditioner Maintenance Built Around a Real Checklist
A spring tune-up should look at more than the filter. We work through coils, electrical parts, drain, airflow and temperature split, then give you clear recommendations.

The checklist a technician works through
- Evaporator and condenser coil condition, including fin damage and dirt build-up
- Filter condition and fit, with replacement advice for your filter type
- Condenser cleaning and clearance from plants, fences and debris
- Capacitor, contactor and wiring checks for wear, heat marks and weak readings
- Condensate drain line check, including the trap, pan and safety switch
- Blower and airflow check: wheel, motor, return air and supply restrictions
- Temperature split measured across the coil and compared with the expected range
- Refrigerant symptom review: ice, oil staining, noise and performance clues
Process
What happens during the visit
Every job starts with a conversation and a look at the equipment. You see the options in plain language before anything is booked.
- 1
Arrival and system history
We ask how the system ran last summer and whether you noticed noises, smells or water. Notes from earlier visits help us spot changes.
- 2
Outdoor cleaning and inspection
We clear debris from around the condenser, check the fan and guard, and clean the coil surface. We also look at the pad, the line set insulation and the electrical disconnect.
- 3
Indoor side and airflow
Next come the filter, blower, accessible coil face and drain line. We look for restrictions in the return and supply that would hold back airflow.
- 4
Running measurements
With the system running, we take electrical readings and measure the temperature split. We compare them with the manufacturer expectations for that model and the day conditions, and watch for signs of a refrigerant issue.
- 5
Technician recommendations
You get plain recommendations sorted by urgency: do now, can wait, keep an eye on. If a part is weak, you hear about it before it fails on a hot afternoon.

Good to know
Why these checks matter
Coils and airflow
A dirty coil or a clogged filter restricts air and makes the system work harder for less cooling. Restricted airflow is also a common cause of frozen coils.
Electrical parts wear slowly
Capacitors and contactors weaken gradually. Finding a weak one at a scheduled visit is usually simpler than dealing with a breakdown during a heat wave.
Drain and water risk
A blocked condensate line can back up into the pan and out onto ceilings or floors. Checking the trap, pan and float switch is a small step that protects the house.
What a tune-up cannot do
Maintenance does not turn an old system into a new one, and it does not rule out future repairs. It reduces avoidable problems and gives you information to plan around.
Keeping it on a schedule
If you would rather not remember every spring, book your visit before the cooling season starts. Any repair found during a visit is quoted separately.
Ontario notes
AC maintenance in Ontario: a short season that is hard on equipment
A short, intense cooling season
Most Ontario air conditioners sit idle for many months, then run hard in July and August. Worn capacitors, dirty coils and drain buildup tend to appear on the first hot day. A spring check finds them before the heat arrives, when scheduling is easier.
Cottonwood and spring debris
Late spring brings cottonwood fluff, seeds and pollen that clog outdoor coils and filters. Trim plants back from the unit and clear debris gently. Deeper coil cleaning needs the right method, since fins bend easily and pressure washers can cause damage.
Humidity and drain care
Ontario's humid summers keep the condensate drain busy. Algae and sludge can block the trap and trip the float switch. Checking the drain, pan and safety switch during maintenance helps protect ceilings and floors from leaks.
Winter care for the outdoor unit
Snow and ice should not pile against the outdoor unit. Keep gutters and rooflines from dripping onto it, and avoid chipping ice off the coil. Brush heavy snow clear gently. If you cover the unit, use a breathable cover, and never cover a heat pump.

What customers say
Five stars for Zia! He was incredibly nice, honest, and professional. He arrived exactly on time and fixed our HVAC leakage issue fast. Highly recommend his services!
Kelvin was extremely knowledgable and friendly. He was able to fix my AC unit cheaper than what was originally estimated. Kelvin also educated me on how to maintain an upkeep the AC unit. I would definitely recommend Calvin, mechanical for anyone who needs an AC and or heating unit or repair.
Kelvin Mechanical recently serviced the air conditioning system at the IODE charitable thrift shop in Oakville, where my mother volunteers. We are so pleased with their exceptional service and competitive pricing. We highly recommend their services..

Questions about AC Maintenance
When should I book AC maintenance?
Before the cooling season starts, ideally in spring, so any parts can be sorted before the first heat wave. A fall visit can also work if the system was neglected or ran poorly last summer.
Can I clean the condenser myself?
Light cleaning is reasonable with the power off at the disconnect: remove leaves and debris, then use a gentle, low-pressure rinse. Avoid pressure washers and do not bend the fins. Deeper coil cleaning is better left to a technician.
How often should I change the filter?
It depends on the filter type, pets, renovations and how much the system runs. Check it monthly in heavy-use periods and replace it when it looks dirty. Ask us before switching to a higher-resistance filter, as some systems cannot handle one.
Will maintenance lower my energy bills?
Clean coils and good airflow help a system run as designed, but results vary with the home, the equipment and how you use it. We do not promise a specific saving.
Does maintenance affect my manufacturer warranty?
Some manufacturer warranties expect records of regular service, and terms differ by brand and registration. Check yours. Our page on extended warranty options explains how the different warranty types compare.
What does an air conditioner tune-up include?
A tune-up covers the filter, evaporator and condenser coils, the fan and blower, the capacitor and contactor, wiring connections, the condensate drain and the temperature split. The technician also looks at clearance around the outdoor unit and the line set insulation. You get plain recommendations sorted by urgency.
How do I get my air conditioner ready for summer in Ontario?
Clear leaves, cottonwood and plant growth from around the outdoor unit, replace the filter, check the thermostat and confirm the drain line is not backed up. On a mild day, run the system briefly and watch for drips, noise or smells. If anything looks off, book a visit before the first heat wave.
Should I cover my outdoor AC unit in winter?
Usually not necessary. A tight cover can trap moisture and invite pests. If you do cover it, use a breathable cover on the top only, and follow the manufacturer's advice. Keep snow and ice from piling against the unit and do not lean items on it. Never cover a heat pump.
How can I tell if my AC needs service before summer?
Signs include weaker cooling, longer run times, ice on the coil or lines, odd noises, water near the indoor unit, a musty smell or a unit that cycles on and off. Any of these is a reason to book a visit instead of waiting for the first hot day.
Can a dirty filter damage my air conditioner?
Yes. A clogged filter restricts airflow, which can ice up the coil and strain the blower and compressor. A clean filter of the right type for the system is the simplest protection against that.
Is AC maintenance worthwhile for rental properties?
Often yes. A failure in a heat wave is stressful for tenants, and service records help with planning. Some municipalities have rules about cooling in rental buildings, and these change, so check your local bylaw. See property management HVAC for how we work with property managers.
How often should the AC condensate drain be cleaned?
Check it at the start of the cooling season and again if you see water near the indoor unit. Humid weather encourages algae and sludge. A technician clears and tests the drain, trap, pan and safety switch during service. Avoid harsh chemicals that can damage the pan or coil unless a technician advises.
