Scope

Everything a tankless job involves

  • Installation and replacement, including changeovers from a tank or an older tankless unit
  • Gas line sizing checked against the unit input rating and the other gas appliances
  • Venting design and clearances to the manufacturer installation instructions
  • Condensate neutralizer installation and drain routing on condensing models
  • Isolation valves for flushing, plus pressure relief and expansion considerations
  • Descaling and inlet screen cleaning on a schedule matched to your water
  • Water quality review: hardness, sediment, and whether softening or filtration is worth adding
  • Error-code diagnosis for ignition, flow, venting, overheat and sensor faults

Process

How a tankless installation is planned

Every job starts with a conversation and a look at the equipment. You see the options in plain language before anything is booked.

Request a tankless quote

  1. 1

    Check the gas side first

A tankless unit draws a large burst of gas when it fires. We check the existing line size, the run length and what else shares it. If the line needs work, we explain that before quoting. See also gas line work.

  2. 2

    Plan the vent route

Termination point, pipe material, length and clearances come from the manufacturer instructions and code. Non-condensing models need the stainless steel vent the manufacturer lists; condensing models vent in plastic pipe and need a drain for condensate. Combustion air is confirmed at the same time.

  3. 3

    Review your water

We look at hardness, sediment and flow. Hard water can scale the heat exchanger, so a softener or filter may be worth discussing. That conversation happens before the install, not after the first error code.

  4. 4

    Install and connect

We mount the unit and make the water, gas and condensate connections. Isolation valves go in for future flushing, and the neutralizer is set up where required. Permits and notifications are handled where required.

  5. 5

    Commission and walk you through

We test ignition, flow, temperature stability and venting, set the temperature and show you the controls. You leave with a maintenance plan and guidance on what error codes mean.

Simultaneous hot water demand

How many hot-water fixtures run at the same time in a busy moment? This shows what that number means for sizing. It does not size a water heater.

Illustrative only. Real sizing uses the temperature rise from inlet to set point, the unit input in BTU/h or kW, flow rate at that rise for tankless, first-hour rating and recovery for tanks, and your actual simultaneous demand. We size on site, not from this slider.

Good to know

What affects tankless performance at home

Flow rate and temperature rise

A unit is rated by the flow it can deliver, in L/min or GPM, at a stated temperature rise from inlet to set point. That limit depends on its input in BTU/h or kW, the incoming water temperature and how many fixtures run at once. Ontario winters chill incoming water, so peak demand in January matters.

Scale and descaling

Mineral build-up narrows the heat exchanger passages and can trigger faults. Regular descaling, easier with isolation valves installed, keeps output closer to design.

Condensate and neutralizing

Condensing tankless units produce acidic condensate. A neutralizer cartridge brings it closer to neutral before it drains, and its media needs periodic checking.

Replacing a tank with tankless

Expect changes to the gas line, the venting, power for the controls and sometimes a condensate path. Compare options in water heater installation and the selection guide.

Ratings differ by model

Output, efficiency and service life vary with the model, water quality and usage, so we do not quote a general figure. Rinnai and Navien are examples of the brands we work with; availability varies. Ask for the manufacturer specification of the model you are considering.

Tankless faults we diagnose

Error codes point to a cause, not always a part. We read the code, check the gas supply, venting, water flow and scale, and test before replacing anything. Common calls are no hot water, hot-cold-hot swings, an error code on the display, low flow, and a unit that shuts off mid-shower.

If you smell gas, leave the home and call your gas utility or 911 from outside. Emergency service is subject to availability. For tank models, see water heater repair.

Questions about Tankless Water Heaters

Do I need a bigger gas line for tankless?

Often a tankless unit needs more gas flow than a tank. Whether your line is enough depends on its size, its length and the other appliances sharing it. We check before quoting.

Why does my tankless heater show an error code?

Codes point to areas such as ignition, flow, venting, overheating or sensors. Scale and venting problems are among the usual causes. We read the code, test the conditions and service the unit.

How often should a tankless heater be descaled?

It depends on your water hardness and how much hot water you use. Harder water means shorter intervals. We set a schedule after reviewing your water.

Will a water softener help my tankless heater?

Reducing hardness can lower scale build-up in the heat exchanger. Whether it suits your home depends on a water test and your household. Some manufacturers set water quality conditions for warranty, so check your documents.

Can you service a tankless heater you did not install?

Generally yes, within the limits of parts availability and the condition of the unit. We start with a diagnosis and tell you what we find. A diagnostic fee may apply; confirmed at booking.

How long does a tankless water heater last?

Manufacturers often rate tankless units for a longer service life than tanks when they are maintained. Actual life depends on the model, water hardness, how hard the unit works and whether it is descaled on schedule. We discuss the stated ratings for the model you are considering. See water heater maintenance.

Why does my tankless water heater run hot, then cold, then hot?

This is often called the cold water sandwich. Cold water left in the pipes reaches you between two bursts of hot water. Short draws, low flow and a sensitive flow sensor can also cause temperature swings. We check flow, the sensor and the install conditions, and a recirculation setup may help.

Can a tankless water heater run two showers at once?

It depends on the unit's capacity, the temperature of the incoming water and the flow of each fixture. In an Ontario winter, colder supply water reduces how many fixtures one unit can serve. We size from your peak use, and a larger unit or low-flow fixtures may be the answer.

Do tankless water heaters need a recirculation pump?

Not always. A recirculation setup shortens the wait for hot water at distant fixtures, but it adds equipment, power use and upkeep. Some units include a small buffer. We talk through whether the wait is a real problem in your layout before suggesting one.

Will a tankless water heater work in a condo?

Sometimes. A gas unit needs a vent route out of the building and a suitable gas supply, and building rules may limit both. Whole-home electric tankless units draw a large electrical load that many older panels cannot support. Check your declaration, then send photos and building details so we can assess.

Does a tankless water heater work in a power outage?

Not usually. Gas tankless units still need electricity for controls, the fan and ignition, so hot water stops during an outage unless a backup power source is arranged. An atmospheric (natural-draft) gas tank with a standing pilot needs no electricity, so it keeps heating through an outage. Ontario storms make this worth considering before you choose.

Where does a tankless water heater vent in winter?

Condensing units vent through plastic pipe to a termination point set by the manufacturer instructions and code. In winter, snow, ice and drifts can block terminations, so we check the location against clearances and snow load. Keep the termination clear after storms. See water heater installation for how the vent route is checked.

What affects the cost of a tankless water heater installation?

Whether the gas supply, venting and water lines can be reused, the unit's capacity, condensate drainage, electrical needs and access. Replacing a tank often needs a larger gas line and new venting. A site review lets the installer confirm what your home needs, and a quote follows it.
